Estoppel Request Procedures & Transfer of Ownership Applicable Fees

Owners, Agents, Title Companies, Law Firms, and other applicable parties:


Please be advised there is a pre-paid Estoppel fee of $250.00​ due at the time of request and payable by credit card (see bottom of page), check, money order, or cashier's check to:

An additional $100.00 fee is applicable for an expedited estoppel or "rush" request to be delivered within 3 business days after the estoppel request is received.

Otherwise, Estoppel Certificate requests received with the accompanying $250.00 estoppel fee will be processed within 10 business days.


Estoppel Certificate refund requests must be received within 30 days after the proposed closing date and must be accompanied with proof of cancellation of the contract. Refund requests that meet this criteria will be processed within 30 days of receiving the written request. 


$150.00 Delinquency Fee is applicable if there is a delinquent amount owed on the property in question and will be paid at closing. 


A $100.00 Transfer Fee is due at the time of closing, along with a copy of the Warranty Deed and/or other supporting documents.


An additional $100.00 Transfer Fee may be applicable at the time of an estoppel request if a transfer of ownership has occurred unbeknownst to the Association/management and the account requires updating. Please provide proper documentation (i.e. CT or WD) for processing, if applicable. 


Please be advised there is a pre-paid $150.00 Questionnaire Fee due at the time of request for HOA information and/or documentation that exceeds the normal request for the HOA governing documents. As stated by Florida Statute 718.111(12)(e)


All Transfer, Estoppel, Delinquency & Questionnaire Fees are made payable to:

 Preferred Community Management, Inc.


Any past due assessments/late fees at time of closing are payable to the Association when applicable. 


Credit card payments are accepted through the services of PayPal, via the link below, for all administrative fees being paid to Preferred Community Management, Inc.


A $15.00 ​servicing fee will be charged for utilizing the PayPal services and the fee will be displayed as a "shipping" charge when making your payment. The $15.00 servicing fee is non-refundable. If you do not wish to pay the $15.00 servicing fee, please mail in your estoppel payment check to our office. 


If you are making a payment for a transfer fee, please email a copy of the warranty deed to:

**The payment option below is NOT for the payment of HOA Dues/Assessments**

Any erroneous payments made of the HOA Dues/Assessments will be refunded,

excluding the $15.00 servicing fee.


**Before ordering an estoppel or questionnaire, please call or email MFrasca@pcmhoafl.com to confirm that the HOA property in question is indeed managed by us. ** 


**Please advise your clients that the credit card payment

will be displayed as "PREFERREDCO" on their credit card statements.**
